Channel comparison

Each band is one channel at the rate you have input (values match the cards below, not summed). The horizontal axis is the number of nights: add nights and the chart extends. Management income = management fee + the deducted booking fee, plus the Direct channel commission (which is Roomy's own).

Per-channel pricing

How it is worked out. Every channel starts from the same calendar price (no uplift). The booking fee (default 6%, toggleable) is added to the nightly rate on the OTAs, then promos come off, per each channel's stacking rules. On Direct the fee is not added to the guest price. Guest price = that accommodation figure + cleaning fee. Promos discount the nightly rate only, never cleaning.

Deductions. Management fee = your set rate (default 15%) of the guest price, optionally excluding cleaning. Channel commission = Direct 10%, Airbnb 15.5%, Booking.com / Vrbo / Marriott 15%, on the full guest price. The booking fee (taken back off the accommodation) and cleaning both pass through. Owner payout = guest price minus all of these.

Stacking. Airbnb: one standard promo at a time (LOS competes with the others), only Top Rated Guest stacks. Vrbo: no stacking. Booking.com: Genius stacks with a mobile/country rate, one standard deal and the LOS deal, not with Getaway/Campaign; Getaway stacks with a standard deal; mobile and country never combine. Direct and Marriott compound.
